These factors were not a deterrent to Joel and he sold our home and got us the price we were looking for. Joel is not your typical Real Estate agent; he’s able to creatively find solutions for any real estate problems. Over 100 Million dollars in contracts negotiated for my clients. Helped more than 250 families sell their home or find the perfect place to call home. 5 Star Google & Facebook reviews $100M+ 50+ “Joel did an excellent job marketing and selling my home. He is a very experienced professional and I would definitely recommend him for all types of residential property listings and sales.” Candace T. Jodi K. “Joel worked hard to pull all of the details for the sale of my home and purchase. He was knowledgeable about the area and knew the market conditions well. He provided sound advice and closed both deals quickly. I found a great place and I was able to act quickly because he kept me informed when properties hit the market. I would recommend Joel and will work with him again.” 250+ “Joel went that extra mile for us. He grasped our unusual situation and helped us find the right property that fit our atypical circumstances while working with us remotely. Also, he is just a nice person!” David H. My Recent Transactions $970,000 Negotiated $128,400! $585,000 Sold 99% to asking $300,000 $415,000 Priced at $1,025,000, I was able to negotiate $55,000 off to help my Buyers purchase this luxury home well below asking. Sold one of Riverview’s top 10 highest-priced homes in 2024— secured top dollar and matched with a relocation Buyer. Sold 99% to asking on this niche Moncton condo, finding the right Buyer despite a complex mini- condo corp setup. Tell Me About Your House Tell Me About You Why are you moving? How soon do you need to move? What are you looking for from an agent? Do you anticipate any major challenges with selling your home? What will you do if your home doesn’t sell? What drew you to this home when you bought it? What is your favorite feature of this house? What do you like about your neighborhood? What are some nearby attractions and amenities? What don’t you like about it? Important Questions This information will help me determine the best course of action as we go through the process of selling your home. Seller’s Roadmap There’s no commitment required on your part for the initial meeting. It will be educational and help you identify your next steps. Your agent will present the benefits and risks of each offer. You will have the opportunity to either accept or counter and offer based on its merits. If everything goes well, a buyer (and most often the agent who represents them) will present your agent with an offer. As difficult as it may be, it’s important to review the market analysis and consider your home price objectively. Your agent will provide a market analysis, which will help you set an asking price. At this point, you and the buyer have agreed to all of the terms of the offer and both parties have signed the agreement. View your home through the eyes of the buyer and ask yourself what you’d expect. Your agent will offer some useful suggestions. While under contract the buyer will work with their mortgage provider to finalize the loan and perform other due diligence. This is the transfer of funds and ownership. Depending on when the buyer moves into the home you will need to be all packed up and ready to move. When everything is in place your agent will put your home on the market. It’s critical you make it as easy as possible for potential buyers to view your home. Potential buyers may ask to see your home on short notice. It’s best if you can accommodate these requests, you never want to miss a potential sale. Comparables include sales from all real estate agents and companies I check public records in addition to MLS The best measure of value is sold listings Active listings demonstrate supply and competition Withdrawn/expired listings usually demonstrate an overpriced listing Comparative Market Analysis The Plan Much of my marketing starts the moment we agree on a price for your home. The truth is, even the best marketing won’t sell an overpriced listing—but when priced right, I ensure your home gets the exposure it deserves. Every home I represent gets a custom, high-impact marketing strategy, tailored to highlight its best features and attract the right Buyers quickly. Backed by eXp Realty’s wide reach and my own high-conversion marketing system, your listing receives maximum exposure. Print Marketing Helps target specific audiences, such as local buyers and can create a lasting impression due to its tangible nature. It’s particularly effective when combined with digital marketing, as it provides a complementary offline presence. Digital Marketing using online platforms and digital strategies to promote properties, attract buyers, and build a brand for real estate businesses. It typically includes: Website Optimization: Creating user-friendly website with property listing, virtual tour, and lead capture form. 1. Search Engine Optimization (SEO): Improving the website visibility on search engines to attract organic traffic. 2. Social Media Marketing: Leveraging platforms like Instagram, Facebook, and LinkedIn to showcase the property, engage with potential clients, and share updates. 3. Content Marketing: Producing blogs, videos, and other content to educate and attract buyers or sellers. 4. Email Marketing: Sending newsletters, property alerts, and updates to a targeted audience. 5. Pay-Per-Click (PPC) Advertising: Running targeted ads online to drive traffic to listings or generate leads. 6. Video Marketing: Creating property walkthroughs, neighborhood highlights, and testimonial videos to engage potential buyers. 7. Analytics and CRM Tools: Using data and CRM tools to track performance and nurture leads effectively. 8. Marketing Channels Let’s Talk Fees Transparent pricing. No surprises. Just great service. 5% + HST Standard rate if another agent brings the Buyer. (Most typical scenario) 4.5% + HST If you also buy your next home with me. 4% + HST If I represent both you and the Buyer. 2.5% + HST If you find the Buyer yourself. I charge a commission as the Listing Agent, based on the final sale price of your home. You only pay this commission when your home succesfully sells. You’ll have flexible options depending on how the Buyer is sourced. Typically, 2.5% of the total commission is paid to the Buyer’s agent (the REALTOR® representing the Buyers). Commission Plans That Fit Every Scenario Commission conversations can feel awkward— but they don’t have to be. I believe in being upfront and transparent from the start, so you know exactly what to expect. Below, I’ve outlined flexible commission structures that align with the level of service you receive and how the buyer is found. No hidden fees. No surprises. Just clear value. What is a Key Box? A keybox securely stores your house key and grants access to authorized individuals, such as showing agents or home inspectors. It attaches to a door handle, railing, or garage entry, providing a convenient and secure way to manage access during the selling process. As your listing agent, I control who is granted entry into your home. Each time the keybox is accessed, I receive a notification. The visit is logged in a secure system, including the time of entry, duration, and the name of the person who accessed the property.
